Permitted charges in accordance with the Tenant Fee Act 2019 for assured shorthold tenancy: Holding Deposit - Maximum one week’s rent (may go on to form part of advance rent) First month’s rent - In advance. Late Rent - Interest charged at 3% above Bank of England base rate, when rent is more than 14 days late. Lost key or security device - Equivalent to cost incurred. Thid cost applies per key / device.
£50 (inc VAT) Change of sharer (tenant’s request) – per replacement tenant. To cover the costs associated with taking landlords instructions, new tenant referencing and Right to Rent checks, deposit registration as well as preparation of new legal documents. This cost applies per sharer change.
Early termination (tenant’s request) Should the tenant wish to leave their contract early, they shall be liable for the landlords costs in re-letting the property as well as all rent due under the tenancy until the start of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy. This cost applies per tenancy.
Unpaid rent – The Tenant Fees Act states if rent is more than 14 days overdue, a landlord or letting agent can add interest to the unpaid rent amount. The interest can be no more than 3% over the Bank of England’s base rate for each day the rent is outstanding. These charges will apply per tenancy.
