Other fees and charges

Tenant Fees as specified in our occupation contract: 2.3 You will pay us all reasonable losses, fees, damage costs and expenses we incur: >in recovering from you any rent and any other money that is in arrears; >for the service of any notice regarding your breach of any of your obligations under the agreement, whether or not the notice results in court proceedings; >for the cost of any bank or other charges if any cheque you have written is dishonoured or if any standing order or any other payment method is withdrawn by your bank; >as a result of any of your breaches of the agreement or in enforcing any provision of the agreement, including those about seeking possession of the property. 2.61 You must not change the alarm codes or door locks or have any duplicate keys cut without our written permission. If you lose your keys or other security devices needed to access the property, you are liable to meet our actual costs for replacement. Applying for the Tenancy

Holding Deposit – Maximum of one week’s rent
A holding deposit is payable to reserve the property while referencing is undertaken. This is calculated as one week’s rent (monthly rent ÷ 4.35). It secures the property for up to 15 calendar days unless otherwise agreed in writing (up to a maximum of four weeks). If the tenancy proceeds, the holding deposit will be deducted from the first month's rent.

The holding deposit will be refunded unless:

- You withdraw from the application
- You provide false or misleading information
- You fail to take reasonable steps to agree within the agreed timescale

Security Deposit – One month’s rent plus £100
Payable before or at the time of signing the Occupation Contract. Held securely with the Tenancy Deposit Scheme (TDS) and refundable at the end of the tenancy, subject to contract terms being met and the property being returned in acceptable condition. For more details:

Due in cleared funds before the contract begins, minus any holding deposit already paid.

Pets – £100 per pet (added to the deposit)
Subject to written landlord approval. An additional amount will be added to the security deposit to cover possible wear and tear.

During your tenancy

Monthly Rent – As per your contract
Rent is due monthly on the agreed date. Please set up a standing order at least four days in advance to avoid delays. We do not accept cash or cheques for rent payments.

Key/Lock Replacement – Cost on invoice
Charged at cost for key replacement or lock changes due to lost keys or lockouts.

Damage Repairs – Cost on invoice
Where damage is caused by the contract holder, charges will reflect the actual cost of repair or replacement.

Utilities and Services – Cost as billed
You are responsible for setting up and paying utility bills and council tax unless otherwise agreed. We notify suppliers of your tenancy, but you must ensure accounts are set up in your name.

Missed Appointments – £54
Charged where a contractor attends a pre-arranged appointment and is unable to gain access due to the contract holder’s absence.

Emergency Call-outs – Cost on invoice
Charged if you request urgent assistance for an issue you are responsible for (e.g., lost keys or accidental damage).
