Viewings: Upon selecting the properties you wish to view please contact us to book an appointment. All viewings will be accompanied by a member of staff who will then be able to assist you with any questions you may have. To reserve a property, we require payment of a holding deposit equating to one weeks rent. This will become part payment of the first months rent should your application and subsequent referencing be successful. Our Referencing Process: When you have chosen a suitable property and we have agreed the proposed rental with the landlord you will be asked to complete an application form and make payment of the holding deposit. This sum will become part payment of the first months rent should your application and subsequent referencing be successful. The holding deposit can be retained should any relevant person (including guarantors); withdraw from the occupation contract, provide false or misleading information, or fail to take reasonable steps to enter the agreement (i.e., Responding to reasonable requests for information required to process the application). Before setting up an occupation contract, we will take up references (employment and previous landlord) and a credit check on all occupants over the age of 18. We use an independent professional referencing service, who are one of the leading residential lettings referencing services in the UK. We also require you to provide two forms of id (Click Here for a list of acceptable id). This process usually takes between 3 to 5 working days (or between 5 and 10 days should there be a need to obtain references from larger companies) after which we can then agree a moving in date. We can only hold a property once a holding deposit is in place. The holding deposit will be held for a period of up to 15 days (unless an extension is agreed in writing by both parties).
Rental Agreements (occupation contracts): We use the current and up to date occupation contracts for both the landlords and contract holders protection. The agreements are both comprehensive and easy to understand.
The property can either be managed by us through the course of occupation or directly by the landlord, depending on the landlord's preference. Upon signing, you will be informed of the relevant property manager (agent/landlord) staff/department/landlord contact details.
Bond/Deposit: We will require a bond/deposit (which is usually equivalent to one months rent + £100.00 This figure can be higher dependent upon the contract terms and/or rent pcm). This will be accepted by Dawsons, then transferred to either the landlord or our chosen deposit scheme for the duration of your occupation ensuring your deposit is registered/held with relevant deposit scheme. The option of a traditional bond/deposit alternative is also available, which when available and eligible will reduce the initial financial outgoing for an occupation contract holder. Tenancy Information
There are fees, charges and costs that may become payable by a Tenant during a tenancy.
Please read this information carefully before viewing a property or signing a tenancy.
Applying for a property
Complete an Application form and pay a Holding Deposit.
To reserve a property you will need to pay One weeks rent. This will form the payment of the first months rent should your application be successful.
Should your application be unsuccessful for one of the following reasons, the holding deposit will be retained;
-Should any relevant person (including guarantor) withdraw.
-Provide false or misleading information
-Fail to take reasonable steps to enter the agreement within 15 calendar days or an otherwise agreed date.
-Fail the referencing checks.
Security Deposit
Equivalent to one months rent plus £100. This can be higher e.g.Pet Deposit.
The Deposit covers Damages and/or Defaults during the Tenancy, and is Government Protected.
Additional Charges (When Applicable)
Early Tenancy Termination Request by Tenant- Should the Tenant wish to leave their contract early, they will be liable to pay the Landlord’s Re-letting Costs, as well as the rent due until re-let. To administer these changes there will be a charge of £60 inclusive of vat.
Utilities
Unless otherwise agreed and noted within the Tenancy Agreement, the tenant will be liable to make payments to the suppliers for the use of the following services(where applicable); Utilities(gas, electric, water), Entertainment & Communications(Cable/Satellite, phone, broadband services-both installation and subscription) TV Licence, Council Tax.
Late Rent
Should the rent be late by more than 14 days, a £30 including vat charge will apply, and every 14 days until the arrears are cleared.
Lost Keys.
Tenants are liable to the cost of replacing any lost keys, or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys will be charged to the tenant, along with a fee of £18 including vat to administer the changes/replacements.
Damage to Property -default charges
Tenants are liable to the actual cost of rectifying any damage that they cause to a property as a result of negligence, misuse or failure of the Tenant (includes visiting family and friends) to act reasonably, plus an hourly fee of £18 including vat to administer the required repair and/or replacement.
Missed Appointments
£18 including vat will be charged to tenants for any pre-arranged appointments missed made for Utility Companies, Landlord/Letting Agent and Contractors.
Out of hours call-outs
£18 including vat will be charged where it is the fault of the Tenant, including the entire invoice charged for the works by the Contractor.

Tenant Fees and Costs
Rent – rent is payable monthly on the same date unless otherwise stated in your contract
Security deposit – A security deposit will be taken of 1 months’ rent plus £100. This will be referred to within the occupation contract and deposit prescribed information.
An example would be on a rental of £500.00pcm the security deposit would be £600.00, one month’s rent £500.00 plus £100.00 equalling £600.00.
Late rent – Any late rent due will be incur a late fee in line with the Bank of England base interest rate plus 3% as an annual percentage rate (APR). A late rent payment would only be permitted seven days after the rent due date.
Holding Deposit - You are required to pay a refundable Holding Deposit of £100.00 (or a weeks rent if the rent amount is lower than £100.00 per week) to the Agent. The holding deposit demonstrates your intention to rent the property subject to the satisfactory completion of reference checks. The Property will be withdrawn from the market whilst these checks are completed.
Utilities - a fair proportion of all charges, based on the length of their occupation of the dwelling, including water and sewerage charges, rates and assessments (but of an annual or recurring nature only) and for all gas, electricity, oil or solid fuel consumed on the dwelling (including all fixed and standing charges, and including any Green Deal costs) and all charges for the telephone and broadband charges during this contract. If the landlord is held responsible for the payment of any of these bills, the contract-holder agrees to refund to the principal contact the amount covering these bills.
The reconnection of water, gas, electricity or telephone if the disconnection results from any act or omission of the contract-holder or their agents. The landlord is not responsible for any connection charges for services such as gas, electricity, water, telephone or broadband if the services are not currently connected.
Lost or Broken Locks and Keys - In the event that the Tenant loses, misplaces, or otherwise requires replacement keys, the Tenant shall be responsible for the full cost of providing new keys. If replacement locks are required, the Tenant shall also bear the full cost of the locksmith’s invoice for the installation of new locks. These charges are payable within 14 days of receipt of the invoice. This clause is in accordance with the Renting Homes (Wales) Act 2016 and the regulations governing rental properties in Wales.
Possible Charges
The contract-holder must perform and observe all valid obligations of any head-lease or covenant on the dwelling, a copy of which has been provided to the contract-holder, save for those relating to the payment of rent or service charges and to refund to the principal contact all actual costs, reasonably incurred, resulting from all claims, damages, costs, charges and expenses whatsoever in relation to any breach of these obligations.
The contract-holder has the use of all appliances provided in the dwelling, and listed in the inventory (if there is one) save those which are noted as not working. However, should any items require repair, or be beyond repair, the landlord does not undertake to arrange a repair, to pay for any costs of repair or to replace the appliance, except those which the landlord is required by law to maintain.
The contract-holder must not cause obstruction in any common areas of any building of which the dwelling forms a part. The principal contact reserves the right to remove or have removed any such obstruction and, at their discretion, to charge the actual costs, reasonably incurred, payable on demand, to the contract-holder for so doing.
Undertake promptly any repairs for which the contract-holder is liable following any notice being served by the principal contact and if the contract-holder does not carry out the repairs the principal contact may, after correct written notice, enter the dwelling, with or without others, to effect those repairs and the contract-holder will pay on demand the actual costs, reasonably incurred, involved.
Not make, or permit, any changes to the electrical installation, for example by changing light fittings, switches or adding sockets. Any changes made in breach of this clause may compromise electrical safety and may require an electrical check and / or remedial works, the actual cost, reasonably incurred, the contract-holder may be liable for.
Take all reasonable and practical steps to keep the dwelling free from infestation by vermin. Should an infestation occur during the contract, the contract-holder must arrange and pay for pest control unless such infestation occurs as a failure of the landlord to comply with their repairing obligations.
Return possession of the dwelling in the same good clean state and condition as it was provided under the original agreement, even if this was under a different agreement from the contract under which the dwelling is being returned, and make good, pay for the repair of, or replace all such items of the fixtures, fittings, furniture and effects as shall be broken, lost, damaged or destroyed (reasonable wear and tear and damage for which the landlord has agreed to insure excepted).
In consideration for the landlord granting the contract-holder an occupation contract of the dwelling, the guarantor agrees to pay the principal contact for any reasonable losses suffered as a result of the contract-holder failing to fulfil any of their obligations under this contract or failing to pay rent or other monies lawfully due.
The guarantor agrees to pay, on demand and in full, any overdue rent or other monies lawfully due under this contract, until vacant possession is given to the principal contact.
The guarantor agrees to make payments lawfully due under this guarantee even after the contract-holder has returned possession of the dwelling to the landlord or the occupation contract has ended.

We would like to provide clarity of the fees that may become payable during a tenancy you are looking to enter into. We believe you should understand these before you make any decision about a property or before you decide to view a property.
Acceptance of any offer will be subject to contract, referencing and Immigration checks. You will need to pay the Rent and Deposit that is due under a Tenancy Deposit, or where the landlord is offering the property with a deposit replacement guarantee product, and you wish to take up this option, you will need to provide proof that you have purchased such a product by providing us with a copy of the insurance certificate before a tenancy can start.
Referencing and Right to Rent Checks - You will be asked to complete an application before referencing can be undertaken, you should also provide an original photographic Identification (e.g. Passport, National id card, visa, resident permit, driving licence) and Proof of Residence (e.g. Original utility bill, council tax bill or bank statement all of which much be less than 3 months old) if you have any queries relating to this please speak to the branch you are dealing with.
You should be aware that the need for a guarantor may not become apparent until your referencing (including references for any joint tenants) has been completed. Where a guarantor is required they will need to complete an application form and provide photographic identification and proof of residence.
Referencing will cover a check against the credit file and public records of the individual, an Anti-Money Laundering check, confirmation of employment and salary details, confirmation of previous tenancy details, right to rent checks, reporting the results of all those checks to your prospective landlord to see if your application is acceptable.
