Tenancy info

The asking rent does not include charges that may be payable before and/or during the duration of the tenancy, therefore you may be required to make one or more of the following permitted payments:

• A refundable holding deposit (up to 1 week’s rent)


• A refundable tenancy deposit (up to 5 weeks’ rent (or 6 weeks’ rent if the annual rent is £50,000 or more))


• A payment to alter the tenancy agreement, when requested by the tenant (up to £50 inc VAT, or reasonable costs incurred if higher)


• Payments associated with early termination of the tenancy when requested by the tenant


• Interest, at a rate of up to 3% above the Bank of England’s base rate, for late payment of rent (which is more than 14 days overdue)


• A default fee for the replacement of a lost key or security device


• Payments to service providers in respect of utilities, communication services, TV licence and council tax


• Other payments, permitted under appropriate legislation, including damages.

A letting or property management agent in England must also be a member of a property redress scheme and a member of a client money protection scheme. For further information, or a copy of their membership certificates, please contact the agent directly.

Who pays the Estate Agent’s fees?

In the UK the Estate Agent’s fees are paid by the Landlord.

What paperwork is required to rent a property?

First of all, you will need to pass referencing, which will assess:

  Your affordability – the rule of thumb is that tenants must have either a total monthly income of at least 2.5x the monthly rent, or savings equal to 2.5x the annual rent, or a combination of both

What payments will I need to make before moving in?

You will be issued with a statement of account detailing the various payments you will need to make. This will include:

  Rent for the first month (or the first period dependant on how the rent is paid)
  
  


• 
  
  The deposit which is equal to 5 weeks’ rent (depending on the rental amount)
  
  


• 
  
  The down payment made upon acceptance of the offer will be deducted from this total
  
  

Who looks after my deposit and what is it for?

Deposits are paid prior to moving into a property and are used to protect the Landlord should any damage occur during the tenancy. If the tenants vacate and the property is not returned in the same condition, the Landlord can use money from the deposit to make repairs, before returning the remainder.

All deposits are held by a government-backed Tenancy Deposit Protection Scheme (dps). Upon receipt, the Landlord or Letting Agent must provide details of the TDS to you within 30 days.
