Visum charge no fees. Depending on the property it is possible that we will hand your enquiry over to a landlord to progress directly at some point during the process. From 1st June 2019 landlords should not charge you any fees either, except nominal fees under the circumstances defined in the Tenant Fees Act 2019. This act does not apply to landlords of properties in Wales, where the fee ban does not begin until 1st September 2019. Visum is a member of The Property Ombudsman Scheme and abides by its code of conduct.

Reference Fee for a Room Let Only 100.00 + Vat 20.00 = 120.00

Deposits

Rentals under 1500 per calendar month are the rental amount x 1.5 = the deposit held in our deposit scheme*

Rentals over 1500 per calendar month are the rental amount x 2 = the deposit held in our deposit scheme*

Room Rents have a Deposit of one months rent

Tenant Fees to be expected when considering letting a property through via Properties Ltd.

Deposit options :
Option 1
Traditional Deposit is equivalent to 5 weeks rent
(rent amount multiplied by 12 divided by 52 multiplied by 5)
i.e £100 * 12 = £12,000
£12,000 divided by 52 = £230
£230 multiplied by 5 = £1150

Option 2
Deposit Replacement Scheme = 1 weeks rent premium payment + VAT
The fee is non-refundable.

Changes to Tenancy £50.00 inc VAT
Permission must be granted by the landlord prior to commencement.
The changes apply to but are not restricted to the following;
· Pet consent
· Name change
· Change of Rent due date
· Permission to Sub-let
· Business Consent
· Any amendment which alters the obligations of the agreement

Change of Sharer £50.00 inc VAT
Permission must be granted by the landlord prior to commencement. The fee covers;
· Reference for new Tenant
· Right to Rent verification for new Tenant.
· Deposit Protection / Deposit Insurance administration

Early Termination £360.00 inc VAT
Permission must be granted by the landlord prior to commencement. This fee covers;
· Viewings
· Credit Checks
· References
· Right to Rent Verification
· Guarantor Checks
· Utilities Management
· Tenancy Agreement
Plus cost of Inventory & Rent Protection Policy if applicable inc VAT

Late Payment of Rent
Bank of England Base Rate + 3%
Late payment charges can only be applied after the rent is overdue by 14 days however the late payment charge can be backdated at that stage

Key Replacement
£15.00 inc VAT
The charge includes orchestrating key/fob replacement but you will be charged additionally for the cost of a key/fob replacement if it is proven to be lost/broken by the Tenant. The fee above is charged per hour.

Tenant Fees and Permitted Payments

Holding deposits a maximum of 1 week’s rent
Deposits a maximum deposit of 5 week’s rent for annual rent below GBP50,000, or 6 week’s rent for annual rental of GBP50,000 and above
Payments for a Variation or Change to a tenancy agreement GBP50 inclusive of VAT
Payments associated with early termination of a tenancy – capped at the landlord’s loss or the agent’s reasonably incurred costs
Utilities, communication services ( e.g. Telephone, broadband) TV licence, council tax
Interest payments for the late payment of rent – can be charged up to 3% over the Bank of England base rate
Reasonable costs for the replacement of lost keys or other security devices.
