Tenant Information – permitted payments:

• A payment of rent and an annual interest charge for late payment of rent;


• A holding deposit of one week’s rent;


• A tenancy deposit (equivalent to five weeks rent where the annual rent is less than £50,000 or six weeks rent where the annual rent is £50,000 or more);


• Reasonable costs for lost keys or default of the terms of the tenancy agreement; A payment in connection with utilities, council tax or communication services


• A payment of £50 (or the reasonable costs - whichever is greater) where the tenant requests a variation or assignment of the tenancy;


• The reasonable costs incurred where the tenant requests early termination of a fixed term tenancy or does not give the appropriate notice to end a periodic tenancy;

We often rent properties to people within a matter of days, so it is important to be aware of any costs and charges before finding the property you want to rent.
To protect both you and the landlord there are administration procedures that must be followed as part of the rental process. We have outsourced independent specialists who carry out these procedures for us. This means that in addition to the monthly rent you will be required to pay their charges once we have found you a home to rent.

The following are permitted payments which we may request from you:

A) The rent
b) A refundable tenancy deposit (reserved for any damages or defaults on the part of the tenant) capped at no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above
c) A refundable holding deposit (to reserve a property) capped at no more than one week's rent
d) Payments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher
e) Payments associated with early termination of the tenancy, when requested by the tenant
f) Payments in respect of utilities, communication services, TV licence and council tax; and
g) A default fee for late payment of rent and replacement of a lost key/security device, where required under a tenancy agreement
