To protect both you and the landlord there are administration procedures that must be followed as part of the rental process. We have outsourced independent specialists who carry out these procedures for us. This means that in addition to the monthly rent you will be required to pay their charges once we have found you a home to rent.

Minimum Tenancy Length

This is the minimum amount of time the property is available to let on the day the property went on to the market. For more information about the amount of time the property is available for, please speak to a member of our team.

Tenant charges

All potential tenants should be advised that, as well as rent a holding deposit will be payable which is equal to one week’s rent (if an AST) and two weeks’ rent (if not an AST), a tenancy deposit will also be payable which is equal to 6 weeks rent (if not an AST and/or the annual rent is over £50,000), or 5 weeks’ rent (if an AST and/or the annual rent is below £50,000). If the landlord agrees to you having a pet you may be required to pay a higher deposit (if not an AST) or higher weekly rent (if an AST).

You will also be required to pay the following:

Before the tenancy starts:
Deposit (usually equivalent of between five and six weeks' rent dependant on the annual rent)

This is fixed-cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to conducting viewings, negotiating the tenancy, verifying references, undertaking Right to Rentchecks (if applicable) and drawing up contracts. It is charged on a per individual basis - not per tenancy. The charge will not exceed £250 inc VAT per individual and will only be applied to the first four individuals entering into the tenancy wherethere are more than four individuals taking occupation of the property. The charge will not exceed this sum unless yourequest or cause one of the specific additional services or fees set out elsewhere in this document.
Tenant protection
Foxtons' Client Money Protection Scheme is provided by Propertymark. Foxtons is a member of The Property Ombudsman Redress Scheme and subject to its codes of practice and redress scheme.
