Having found your new home, E & C Estates Ltd will bring to your attention all the costs associated with your rental and will fully discuss the lettings process with you. This is important so that there are no misunderstandings later.
Securing the Property. Once the terms have been discussed with you and it has been established that you are happy to proceed, E & C will provide you with our lettings requirement list. This contains our requirements including right to rent checks documentation and any permitted payments which are due before you sign your Tenancy Agreement and which may become payable during and after the tenancy.
Below is a list of our current permitted payments, please ask a member of staff for a full breakdown of permitted payments that may be payable before, during and after a tenancy.
Holding Deposit (per tenancy) One week's rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, has unsatisfactory credit check(s) or reference(s), fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing.
Security Deposit (per tenancy) Five weeks' rent. In addition to the first month's rent we require a security deposit which is usually the equivalent of five weeks rent. This covers damages or defaults on the part of the tenant during the tenancy. This deposit will usually be held by E & C Estates Ltd in a client account for properties we manage or by the Landlord, for let Only properties and will be registered with a Government approved Deposit protection scheme for the duration of the tenancy.
Unpaid Rent. Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears. Lost Key(s) or other Security Device(s). Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). Early Termination (Tenant's Request). Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy Before any Tenancy Agreement can be signed, satisfactory references are required. Please ask for further details about the reference procedure. Moving in Payments All payments can be made bank transfer (bacs or chaps), or cash by prior notice.
Rent Payments All rent payments are paid by a standing order mandate to either our Company bank account or to the Landlords bank account, whichever is applicable at the time. Permitted Payments

Holding deposit (per tenancy)
A reservation deposit equivalent to one weeks rent. This is to reserve the property. This will be withheld if any tenant including guarantors withdraw from the tenancy, fail a right to rent check, provide false or misleading information or fail to sign their tenancy agreement within the deadline or 14 days whichever is the sooner. In such cases we will write to you within 7 days giving the reason for withholding.
Security Deposit (per tenancy)
Equivalent to five weeks rent per tenancy, if rent is less than £50,000 per year. This is refundable by your landlord once you have finished your tenancy. The landlord reserves the right to lay claim to the deposit under the terms of any breaches on your tenancy agreement.
During the Tenancy
Unpaid Rent
Pay interest on any amount outstanding and in arrears after 14 days at the rate of 3% over the Bank of England annual base rate on a day to day basis from the date the rent shall become due until payment is made in full.
Lost Keys
You will be responsible for the cost of lost keys or security device replacement.
Variation to Tenancy (Tenants request)
£50 including VAT for each agreed alteration to cover the cost of taking landlords instruction to prepare and execute new legal documents.
Early Termination Request (Tenants request)
A written request from you and with the agreement of the landlord to terminate the tenancy prior to the end of the fixed term. A fee of £50 including vat will be payable plus the landlords costs of re-letting the property and rent due up until start date of new tenancy.
Utilities & Council Tax (Payable to the provider)
Gas, electricity, fuel, water or sewage, communication services, television licence, Green deal charge (if any) and council tax unless included within the rent.
