New Assured Shorthold Tenancies (AST's) signed on or after 1st June 2019
The following charges are payable or potentially payable by a tenant:
Holding deposit - A maximum of one week's rent, upon payment the property will be reserved.
The deadline for agreement for both landlord and tenant will be within 15 calendar days from the date that the holding deposit has been received by the landlord or letting agent. This means that the tenancy agreement must be signed by all parties within 15 calendar days from receipt of the holding deposit.
The holding deposit will be retained by the landlord/letting agent if:
False or misleading information is provided which affects a decision to let the property and calls into question your suitability as a tenant. You fail the right to rent check. You withdraw from the proposed agreement. You fail to take all reasonable steps to enter an agreement when the landlord and/or agent has done so.
The Holding Deposit will be refunded to the tenant within 7 days:-
. If the landlord withdraws . If an agreement is not reached before the Deadline for Agreement or the agreed extended date and the tenant is not at fault, or . If the landlord or the agent breaches the fee ban or acts in a way that it would be unreasonable to expect the tenant to enter into a tenancy agreement (i.e. Unfair terms, harassment etc)
Security deposit - Five weeks' rent, rising to six week's rent when the annual rent is in excess of 50,000
Rent and Utility bills - Payable as outlined in the Tenancy Agreement
Unpaid rent - Interest at 3% above the Bank of England base rate, as outlined in the Tenancy Agreement, after being 14 days late.
Lost Keys - Tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required
Amendments of Tenancy Agreement at Tenant's Request - 50 per change
Early Surrender of the AST at Tenant's Request - Should a tenant need to surrender the tenancy early and the Landlord agrees to re-let the property, the liability for the payment of rent will end once a new tenant is found and takes up occupation. However, the tenant will still need to cover the Landlord's costs in surrendering the tenancy and re-letting the property

Tenant Fees: Assured Shorthold Tenancies
Holding Deposit (per tenancy) One weeks rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right to Rent check provide materially significant false or misleading information or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per tenancy. Rent under 50,000 per year) Five weeks rent. This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s) Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of 10 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenants Request) 50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlords instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenants Request) 50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher To cover the costs associated with taking landlords instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenants Request) Should the tenant wish to leave their contract early, they shall be liable to the landlords costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Company lets - These fees only apply to companies renting with Miles & Barr
Amendment Fee:150 (inc VAT) Per Amendment Renewal Fee: 150 (inc VAT) Early Release Fee: 100 (inc VAT) + Landlord Reletting Costs - they shall be liable to the landlords costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.

Fees in relation to tenancy agreements signed on or after 1st June 2019
holding deposit - Equivalent to one week's rent per tenancy (annual rent amount divided by 52)
- The property will be reserved on payment of the Holding Deposit
- The Deadline for Agreement is 15 calendar days after the Holding Deposit is paid unless an "extension" date is agreed in writing by the tenant
The Holding Deposit will be refunded to the tenant within 7 days:-
(i) from when the parties enter into the tenancy agreement unless the tenant has agreed in writing for the Holding Deposit to be put towards the balance of monies payable (ii) if the landlord withdraws (iii) if an agreement is not reached before the Deadline for Agreement or the agreed extended date and the tenant is not at fault, or (iv) if the landlord or the agent breaches the fee ban or acts in a way that it would be unreasonable to expect the tenant to enter into a tenancy agreement (i.e. Unfair terms, harassment etc)
The Agent can retain the Holding Deposit only if:
(i) the tenant withdraws their application (ii) the tenant doesn't take reasonable steps to enter into the tenancy (iii) the tenant fails a Right to Rent check (iv) the tenant provides false or misleading information which materially affects their suitability to rent the property
rent - The amount which will be contractually payable to rent the property at regular specified intervals.
Security deposit - Equivalent to five weeks' rent per tenancy if rent is less than £50,000 per year - Equivalent to six weeks' rent per tenancy if rent is more than £50,000 per year - The Security Deposit can be used to cover damages or defaults on the part of the tenant during the tenancy - Where the Zero Deposit product is available tenants will be required to pay a figure equivalent to one weeks rent rather than a “cash deposit” as stated above. Zero Deposit is available subject to terms and conditions. - Interest is payable by the tenant on late rent at the rate of 3% above the Bank of England Base Rate in relation to each day after the due date for which the rent is unpaid but not to be levied until the rent is more than 14 days in arrears
utilities & council tax - Gas, electricity, fuel, water or sewage, communication services, television licence, Green Deal charge (if any) and council tax
lost key / access or security device - The cost of replacement including the cost of replacement of the locks (if applicable)
variation of contract - £50 (including VAT) per agreed variation at the tenant's request to include the cost of the preparation and execution of new documentation - £50 (including VAT) per agreed replacement tenant at the tenant's request to include the cost of Right to Rent checks, deposit registration and the preparation and execution of new legal documents - £50 (including VAT) per agreed variation at the tenant's request to keep a pet at the property
early termination - If the tenant wishes to leave the contract early and there is no break clause, the tenant shall pay the rent until the start date of any replacement tenancy together with the landlord's re-letting costs (in accordance with Acorn's published landlord letting fees); such costs to be no more than the maximum amount of rent outstanding on the tenancy
