When renting a property, there are various costs that you will need to take into consideration when making an offer.

Below, we have outlined the applicable charges payable when renting a home from Chestertons:

- Tenant administration fee: £222 (inc. VAT) This is payable after your offer has been accepted and we have proceeded to draw up a tenancy agreement.
- Reference fee for each Tenant or Guarantor: £42. This is payable when you have agreed to undergo the independent referencing process. References are carried out by an independent Third Party.
- Renewal administration fee: £96 (inc. VAT). This is payable upon renewal, should you and your landlord mutually agree to renew the tenancy for a further term.
- Inventory charges. In most lets, tenants will be responsible for paying for the inventory check out costs upon ending a tenancy. The cost is approximately £95 - £250 (Plus VAT) dependent on the size of the property. When budgeting prior to your home search, do not forget to also factor in your Tenancy Deposit, which is usually the equivalent of 6 weeks' rent. Tenants will also normally be responsible for paying for a professional clean at the end of the tenancy.

Hamptons Fees and Charges in England

Permitted charges in accordance with the Tenant Fee Act 2019 for assured shorthold tenancy:
Holding Deposit - Maximum one week’s rent (may go on to form part of advance rent)
First month’s rent - In advance.
Tenancy Deposit - 5 weeks of agreed rent up to £50k rent per annum or 6 weeks of rent over £50k.
Early termination requested by the tenant - A charge not exceeding the financial loss experienced by the landlord.
Late Rent - Interest charged at 3% above Bank of England base rate, when rent is more than 14 days late.
Lost key or security device - Equivalent to cost incurred.
Changing the tenancy documents (after the commencement of the tenancy) - £50 inc. VAT.

Non housing act tenancy fees (not affected by the Tenant Fee Act 2019)
A Non Housing Act Tenancy is formed when one of the following criteria is in place:
The annual rent exceeds £100,000.
The property is occupied by an entity (Company let) rather that an individual.
The property is not used as a main or primary home.
There is a Resident Landlord.
Tenancy Agreement and Setup Administration - £390 inc VAT.
Check-in Fee checking into the property and reviewing inventory - Minimum of £130.80 inc VAT.
Enhanced Reference Fee (per person or company) - £60 inc VAT.
Tenancy Continuation - £150 inc VAT.
Change of Sharer - £120 inc VAT.
Early Termination - £150 inc VAT.
Late payment of rent - Interest will be charged at 3% above the Bank of England base rate.
Guarantor Referencing Fee - £60 inc VAT per guarantor.
Deed of Guarantee - £50 inc VAT.

Stamp Duty Land Tax Payable on tenancies where the rent exceeds £125,000
During the tenancy you may expect to pay:

Full breakdown of Tenant Fees (all charges are shown inc of VAT) for AST tenancies:

Holding Deposit: The equivalent to one weeks' rent - this does not form part of the Deposit under the terms of the Tenancy Deposit Scheme. When the tenancy proceeds these monies can be deducted from the total balance due before the commencement of the tenancy.

Deposit: The equivalent of 5 weeks' rent if the rent is less than £50,000 per annum and the equivalent of 6 weeks' rent if the rent is over £50,000 per annum.

Payments in the event of a default: Late rent payment - Interest shall be payable at 3% over Bank of England base rate if the full Rent is more than 14 calendar days late beginning with the date the Rent is due until the date on which the full Rent is actually paid.

Full breakdown of Tenant Fees (all charges are shown inc of VAT) for Non-ast tenancies:

Tenancy Agreement Fee (tenant's share): £360 - Contract negotiation (amending and agreeing terms) and arranging the tenancy.

Reference Fee: £60 per tenant.

Guarantor Reference Fee: £60 per guarantor.

Renewal Tenancy Agreement: Fee £360 - Renewal negotiation and paperwork.

Inventory check-out cost (paid at the end of the tenancy) The charge made by the Inventory Company will vary depending on the size of the property and whether furnished/unfurnished; as a guide, typical charges range from £170 to £750. The landlord normally pays for the Inventory and Check In.

Deposit payments:

Holding Deposit: Usually the equivalent to two weeks' rent When the tenancy proceeds these monies will be deducted from the total balance due before the commencement of the tenancy.

Deposit: Usually the equivalent to six weeks rent (unless otherwise agreed).

Other fees and charges that may apply.

Unpaid Rent / Returned payments: Interest at 4% above Bank of England base rate calculated daily from due date.

Late Payment Fee:£30 for each occasion an individual rent instalment is overdue by 14 days.

Fees and charges that may apply to both AST and non-ast tenancies:

Payments in the event of a default: Lost keys/security devices - reasonable costs incurred for their replacement.

Stamp Duty Land Tax: This tax is payable on tenancies where the rent for the term exceeds £125,000. Please contact hmrc directly for further information

Professional cleaning (end of tenancy) Tenants are usually responsible for professional cleaning at the end of the tenancy - the cost will vary depending on the size and nature of the property and is only necessary to return the property to the same condition (as evidenced by the Inventory) at the start of the tenancy. Harrods Estates do not make any additional charges for this but the cost may be deducted from the deposit if it has not been carried out before the end of the tenancy.

Unless stated otherwise you will also be responsible for all household bills such as gas, electric, water, telecoms, council tax and so on. If you have any questions your local lettings team will be able to help you.

Summary of fees charged for lettings

Tenant administration fees are as set out in the Application form. For all tenancies exchanged prior to 1st June 2019 these fees will remain in place until 1st June 2020. Please refer to the application form signed prior to 1st June 2019 for the detail of these fees. All tenancies exchanged from 1st June 2019 will be in line with tenant fee ban legislation and the charges detailed below.

Once your offer on a property is agreed, your application is subject to:

• Commitment To Rent Agreement
  • The Tenant will be liable to pay an amount equal to 1 weeks rent in the event that the tenancy fails to progress for due to an event occurring as set out in the Application Form which details the terms of the Commitment To Rent Agreement
• Refundable Holding deposit
  • A Landlord may require a payment of up to 1 weeks rent, instead of the Commitment to Rent Agreement terms. Cgeal will not be party to any payment arrangements or terms associated with the payment. Tenants will deal directly with the Landlord on any payment arrangements and should not make payment to any cgeal named bank account for these monies. Tenants should ensure they are wholly satisfied that the Refundable Holding Deposit arrangements are in line with current regulations before making any payment

Fees when you vacate

• Early termination (where agreed with the landlord)
  • The outstanding rent payable to the landlord under the tenancy;
  • £50.00 inc. VAT for the reasonable costs of us carrying out the Early Termination;
  • £19.98 inc. VAT towards the landlord's administration costs of registering the deposit with the TDS (Tenancy Deposit Scheme) should the landlord be registered with this scheme.
• Administration fees for tenancy swap
  • £50.00 inc. VAT on each occurrence

Fees for non-Assured Shorthold Tenancies / non-Licences
Tenant fee: £250 per person.

This is fixed-cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to conducting viewings, negotiating the tenancy, verifying references, undertaking Right to Rentchecks (if applicable) and drawing up contracts. It is charged on a per individual basis - not per tenancy. The charge will not exceed £250 inc VAT per individual and will only be applied to the first four individuals entering into the tenancy wherethere are more than four individuals taking occupation of the property. The charge will not exceed this sum unless yourequest or cause one of the specific additional services or fees set out elsewhere in this document.
Tenant protection
Foxtons' Client Money Protection Scheme is provided by Propertymark. Foxtons is a member of The Property Ombudsman Redress Scheme and subject to its codes of practice and redress scheme.

Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes).
