When renting a property, there are various costs that you will need to take into consideration when making an offer.
Below, we have outlined the applicable charges payable when renting a home from Chestertons:
- Tenant administration fee: £222 (inc. VAT) This is payable after your offer has been accepted and we have proceeded to draw up a tenancy agreement. - Reference fee for each Tenant or Guarantor: £42. This is payable when you have agreed to undergo the independent referencing process. References are carried out by an independent Third Party. - Renewal administration fee: £96 (inc. VAT). This is payable upon renewal, should you and your landlord mutually agree to renew the tenancy for a further term. - Inventory charges. In most lets, tenants will be responsible for paying for the inventory check out costs upon ending a tenancy. The cost is approximately £95 - £250 (Plus VAT) dependent on the size of the property. When budgeting prior to your home search, do not forget to also factor in your Tenancy Deposit, which is usually the equivalent of 6 weeks' rent. Payments in the event of a default: Late rent payment - Interest shall be payable at 3% over Bank of England base rate if the full Rent is more than 14 calendar days late beginning with the date the Rent is due until the date on which the full Rent is actually paid.

Inventory check-out cost (paid at the end of the tenancy) The charge made by the Inventory Company will vary depending on the size of the property and whether furnished/unfurnished; as a guide, typical charges range from £170 to £750. The landlord normally pays for the Inventory and Check In.

Professional cleaning (end of tenancy) Tenants are usually responsible for professional cleaning at the end of the tenancy - the cost will vary depending on the size and nature of the property and is only necessary to return the property to the same condition (as evidenced by the Inventory) at the start of the tenancy. Harrods Estates do not make any additional charges for this but the cost may be deducted from the deposit if it has not been carried out before the end of the tenancy.

Summary of fees charged for lettings
Tenant administration fees are as set out in the Application form. For all tenancies exchanged prior to 1st June 2019 these fees will remain in place until 1st June 2020. All tenancies exchanged from 1st June 2019 will be in line with tenant fee ban legislation and the charges detailed below.

Commitment To Rent Agreement
The Tenant will be liable to pay an amount equal to 1 weeks rent in the event that the tenancy fails to progress for due to an event occurring as set out in the Application Form which details the terms of the Commitment To Rent Agreement
Refundable Holding deposit
A Landlord may require a payment of up to 1 weeks rent, instead of the Commitment to Rent Agreement terms. Cgeal will not be party to any payment arrangements or terms associated with the payment. Tenants will deal directly with the Landlord on any payment arrangements and should not make payment to any cgeal named bank account for these monies. Tenants should ensure they are wholly satisfied that the Refundable Holding Deposit arrangements are in line with current regulations before making any payment

The charge will not exceed £250 inc VAT per individual and will only be applied to the first four individuals entering into the tenancy wherethere are more than four individuals taking occupation of the property. The charge will not exceed this sum unless yourequest or cause one of the specific additional services or fees set out elsewhere in this document.
