To protect both you and the landlord there are administration procedures that must be followed as part of the rental process. We have outsourced independent specialists who carry out these procedures for us. This means that in addition to the monthly rent you will be required to pay their charges once we have found you a home to rent.

Chas R Lowe Estates are fully compliant with the Tenant Fee Act 2019. Below we have listed the Permitted Payments allowed under the Act, and under what circumstances those payments may be charged. Please that the Tenant Fee Act 2019 only applies to Assured Shorthold Tenancies and as such fees for other tenancy types may still apply.

Holding Deposit (per tenancy) : One week's rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50,000 per year) : Five weeks' rent.
This covers damages or defaults on the part of the tenant during the tenancy.

Security Deposit (per tenancy. Rent of £50,000 or over per year): Six weeks' rent.
This covers damages or defaults on the part of the tenant during the tenancy.

Rent: Rent will be agreed in advance of the tenancy. The rent will be reviewed at the conclusion of each fixed term in accordance with the relevant clauses and provisions in the tenancy agreement.

Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Utilities, Council Tax, Communication Services and TV Licence: Tenants are responsible for paying bills in accordance with the tenancy agreement which will usually include council tax, utility payments (gas, electricity, water) and communication services (broadband, TV etc).

Lost Key(s) or other Security Device(s): Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and/or any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract (Tenant's Request): £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents or Addendums.

Change of Sharer (Tenant's Request): £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher.
To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant's Request): Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

As well as paying the rent, you may also be required to make the following permitted payments either before, during or after your chosen tenancy.
Permitted payments:
Prior to tenancy start date (payable to martin brookes)
Holding Deposit: This is equivalent to one weeks rent on the agreed monthly rental value and will be offset against
the total move in monies due prior to move in.
Security Deposit: This is equivalent to 5 weeks rent on the agreed monthly rental value.
During the tenancy term (payable to martin brookes)
Tenancy Amendment: A fee of 50.00 (incl. VAT) will apply if the tenant requests, and has approved, a variation, assignment or novation to the tenancy agreement.
Key Replacement: The cost price of the replacement of any lost key, key fob, security device or any other item that
is required to access the property will be borne by you.
Early Termination: Upon the receipt of a written request from the tenant (and with agreement of the landlord), to
terminate the tenancy prior to the fixed term, a fee of 50.00 (incl. VAT) will be payable along with
the equivalent cost of the landlords re-let fees, pro-ratad to the end of the initial fixed term or
relevant notice period.
During the tenancy term (payable to the provider)
Utilities: To include gas, water, sewerage, electricity or any other fuel unless otherwise included within the
rent.
Council Tax: Payable to the billing authority unless classed as exempt.
Communications: Telephone & Broadband Charges unless otherwise included within the rent.
Cable/Satellite: Both the installation (upon approval from the landlord) and subscription to the relevant suppliers.
Unless otherwise included in the rent.
Television License: Payable to the billing authority.
Other permitted payments:
Damages for Contract Breach: Payment for damages in breach of the tenancy agreement or an agreement between Martin
Brookes and a relevant person (tenant, guarantor or person acting on behalf of the tenant).
