Processing the application and referencing - £30 referencing charge per tenant.

When renting a property, there are various costs that you will need to take into consideration when making an offer.

Below, we have outlined the applicable charges payable when renting a home from Chestertons:

- Tenant administration fee: £222 (inc. VAT) This is payable after your offer has been accepted and we have proceeded to draw up a tenancy agreement.
- Reference fee for each Tenant or Guarantor: £42. This is payable when you have agreed to undergo the independent referencing process. References are carried out by an independent Third Party.
- Renewal administration fee: £96 (inc. VAT). This is payable upon renewal, should you and your landlord mutually agree to renew the tenancy for a further term.
- Inventory charges. In most lets, tenants will be responsible for paying for the inventory check out costs upon ending a tenancy. The cost is approximately £95 - £250 (Plus VAT) dependent on the size of the property. When budgeting prior to your home search, do not forget to also factor in your Tenancy Deposit, which is usually the equivalent of 6 weeks' rent. Tenants will also normally be responsible for paying for a professional clean at the end of the tenancy.

Fees for non-Assured Shorthold Tenancies / non-Licences
Tenant fee: £250 per person.

This is fixed-cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to conducting viewings, negotiating the tenancy, verifying references, undertaking Right to Rentchecks (if applicable) and drawing up contracts. It is charged on a per individual basis - not per tenancy. The charge will not exceed £250 inc VAT per individual and will only be applied to the first four individuals entering into the tenancy wherethere are more than four individuals taking occupation of the property. The charge will not exceed this sum unless yourequest or cause one of the specific additional services or fees set out elsewhere in this document.
Tenant protection
Foxtons' Client Money Protection Scheme is provided by Propertymark. Foxtons is a member of The Property Ombudsman Redress Scheme and subject to its codes of practice and redress scheme.

Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Rightmove. For properties to rent in England and Wales, details of the agent's membership of any redress scheme and client money protection scheme must also be published with their fees on Rightmove. It is the agent's responsibility to ensure that all relevant information is provided to Rightmove and is up to date and accurate. If the relevant information does not appear here, the agent may have included it within the property description.

Security Deposit and Down Payment

In line with the Tenant Fees Act 2019, the security deposit will be the equivalent of five weeks of the agreed weekly rental amount (e.g. If the agreed weekly rent is £500, the security deposit due would be £2,500), where the annual rent is less than £50,000. If the annual rent is £50,000 (£961 per week) or more, six weeks’ rent will be required.

A sum equivalent to one week’s rent is due upon agreement of the offer as down payment. This amount will be deducted from the final statement of account.

Admin Fees for Tenants

In line with the Tenant Fees Act 2019, we do not charge our tenants any administration fees at the commencement of a tenancy.

Prior to commencement of tenancy
After an offer has been accepted by the Landlord, which is subject to contract and references, in addition to paying the rent, the following charges may be made:

Administration Fees

We charge a fee of £360 (inc VAT) for the administration of each tenancy which includes our fee for preparation of the Tenancy Agreement (£200) and the remainder covers referencing and registering the deposit with the TDS.

Tenancy Agreement Fees

Whilst we charge a fee of £200 for the preparation of their agreement some of our Landlords will charge different amounts. We will advise you of these potential costs at the time of negotiating the offer you make.

Referencing Fees

As stated above we include referencing in our one-off administration fee. However, some of our Landlords may charge fees separately for referencing. We will advise you of these potential costs at the time of negotiating the offer you make.

Guarantor Fees

You will be charge £30 (inc VAT) per guarantor (if required) thus covers credit referencing and preparing a deed of guarantee as part of the tenancy agreement.
Deposit

We will take a deposit, usually equivalent to 6 weeks’ rent, which will be held in an account in your name for the duration of the tenancy. A larger deposit may be required by your Landlord – for example if you keep a pet.

Stamp Duty

Stamp Duty Land Tax (sdlt) is payable on tenancy where the rent is in excess of £125k per annum. Details of this can be found on .
During the tenancy

Amendment Fee

We charge £96 (inc VAT) for amendments made during your tenancy, this includes contract negotiation, amending terms, tenants and updating your tenancy agreement.

Renewal Fee

We charge £96 (inc VAT) this includes contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

From the onset of your tenancy you will be liable for the following:

Utilities

You will normally be liable for all charges for the supply of gas, electricity, telephone and water including the supply of cable/satellite television.

Council Tax

You will be liable for the council tax payable at the property and the amounts payable will vary from borough to borough. You will be able to access the information on the website for the appropriate borough.

Television License

You are breaking the law if you use a television at the property and do not hold a television license. A license costs £145 per annum and can be obtained from .

Insurance

You will be responsible for insuring your own contents throughout the term of your tenancy.

Garden Maintenance

You may be responsible for the upkeep of any garden and any related costs.

End of tenancy

At the expiry of your tenancy you will be liable for the following:

Professional Cleaning

Under the terms of your tenancy agreement you will be responsible for professional cleaning of all furniture, fixtures and fittings at the expiry of your tenancy. If you would like us to arrange the clean for you we charge £60 (inc VAT) for this service, this is in addition to cost of the clean itself which varies and is dependent on number of beds and size of property.

Inventory

You will be liable for the cost of the checking of the inventory at the end of the tenancy. This cost will depend on the size of the property and we can obtain an estimate for this if required.

Dilapidations

Following the inventory check-out your landlord or his managing agent will assess whether you are liable for any dilapidations.

Future Landlord Reference

A charge of £30 (inc VAT) applies when you ask us to provide information to a future landlord or referencing agency on your performance as a Tenant.

Fees for Assured Shorthold Tenancies and where the Tenant Fees Act 2019 applies

Move in (once offer agreed)

Holding Deposit and Withdrawing from tenancy: The Tenant will be asked to pay the equivalent of one weeks rent which contributes towards your initial rental payment. Should you decide to withdraw from the tenancy then these funds can be retained in accordance with these regulations, but the amount retained will not exceed the costs incurred by the agent or landlord.

During your tenancy

Changes to the Tenancy (Addenda, riders, change of tenant or occupant)): 48.00 including VAT.
Unpaid rent - Interest is payable from the date on which the rent was due until the date on which the rent is actually paid. The interest rate will be 3% above the Bank of England base rate.
Ending your Tenancy

Early Termination: Should the tenant request to leave before the end of their tenancy, there will be a cost to this that will be explained but will not exceed the financial loss that a landlord has suffered in permitting, or reasonable costs that have been incurred by the agent in arranging for the tenant to leave early.

Fees for Non-Housing Act Tenancies

Move in (once offer agreed)

Tenant start-up fee: Contract negotiation, amending, agreeing tenancy terms and arranging the tenancy and tenancy agreement - 288.00 including VAT per tenancy.
Reference fee: 60.00 including VAT per person referenced, including all tenants and guarantors
Failed reference check: If you do not pass the reference check, you are liable for the full cost of the reference fee - 60.00 including VAT per person, including all tenants and guarantors.
Withdrawing from tenancy: Cost of work carried out in the preparation of the tenancy agreement and pre-tenancy works completed for your anticipated move in. Once your offer is accepted, you will be asked to pay the equivalent of two weeks rent which contributes towards your initial rental payment. Should you decide to withdraw from the tenancy, any reasonable charges already incurred in the preparation of your tenancy agreement and for pre-tenancy works already completed, shall be deducted from your two weeks payment, to a maximum of 288.00 including VAT per tenancy.

During your Tenancy

Changes to the Tenancy (Addenda, riders, change of tenant or occupant): 180.00 including VAT per person
Reference fee - Processing the application for referencing for all new tenants, occupants or guarantors: 60.00 including VAT per person referenced.

Unpaid rent: 42.00 including VAT per unpaid or returned payment. Interest shall be payable from the date on which the rent was due until the date on which the rent is actually paid. Interest will be charged at 4% above the base rate of the Bank of England.

Ending your Tenancy

Inventory check out costs (paid at end of tenancy): The cost of this depends on the size of the property, whether the property is furnished or unfurnished and whether there is an outdoor area belonging specifically to the property. Quotes can be obtained upon request. Any missed appointments or cancellations may incur a fee payable to the third-party inventory clerk.

Professional clean: This is charged on the same basis as the Inventory check out costs. Quotes can be obtained upon request.
