Fees to Tenants At A to Z Property Services, we believe in transparency and providing a clear breakdown of all fees associated with renting a property. We want to ensure you have all the information you need upfront, so you can make informed decisions. This page outlines the fees we charge tenants. Please note that these fees are subject to change, and we will always inform you of any updates in writing. Important Information: All fees are quoted inclusive of VAT (where applicable). We are members of UKALA, Property Redress (prs), cmp & The Property Ombudsman. A full breakdown of costs will be provided to you before you commit to renting a property. Permitted Payments (Under the Tenant Fees Act 2019): The following payments may be required from tenants during a tenancy: Rent: Payable as agreed in the tenancy agreement. Holding Deposit (capped at one week’s rent): This reserves the property while references are being checked and the tenancy agreement is prepared. This will be credited towards your first month’s rent. Security Deposit (capped at five weeks’ rent where the annual rent is less than £50,000, or six weeks’ rent where the annual rent is £50,000 or more): 1 This is held as security against any damage caused to the property during the tenancy. Default Fees: Payable when you fail to meet an obligation under the tenancy agreement, such as late rent payments (interest may be charged at 3% above the Bank of England base rate for each day the rent is late) or replacement of lost keys/security devices (reasonable costs will be charged). Payment in respect of a variation of the tenancy agreement: £50 or reasonable costs incurred if higher. Early Termination (Tenant’s Request): Costs associated with finding a replacement tenant, up to the value of the rent outstanding.
