Fees for non-Assured Shorthold Tenancies / non-Licences
Tenant fee: £250 per person.

This is fixed-cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to conducting viewings, negotiating the tenancy, verifying references, undertaking Right to Rentchecks (if applicable) and drawing up contracts. It is charged on a per individual basis - not per tenancy. The charge will not exceed £250 inc VAT per individual and will only be applied to the first four individuals entering into the tenancy wherethere are more than four individuals taking occupation of the property. The charge will not exceed this sum unless yourequest or cause one of the specific additional services or fees set out elsewhere in this document.
Tenant protection
Foxtons' Client Money Protection Scheme is provided by Propertymark. Foxtons is a member of The Property Ombudsman Redress Scheme and subject to its codes of practice and redress scheme.

Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Rightmove. For properties to rent in England and Wales, details of the agent's membership of any redress scheme and client money protection scheme must also be published with their fees on Rightmove. It is the agent's responsibility to ensure that all relevant information is provided to Rightmove and is up to date and accurate. If the relevant information does not appear here, the agent may have included it within the property description.

We do not charge tenants any fees.

Tenant charges for an Assured Shorthold Tenancy agreement (AST) signed on or after the 1st June 2019 - All prices are inclusive of VAT.

Rent payments - The rent is due to be paid in full no later than the agreed rent due date and as stated on the tenancy agreement. We request this is done by standing order, a copy of a standing order mandate, the relevant bank details and the appropriate payment reference will be provided to the tenant before the commencement of the tenancy.

Utility bills - The utility bills are to be paid in full as stated on the tenancy agreement.

Security deposit - The security deposit will be capped at no more than five weeks’ rent where the annual rent is less than £50,000, or six weeks’ rent where the total annual rent is £50,000 or above.

Holding fee - Once a landlord has accepted your offer (subject to referencing and contracts) we will ask you to pay a refundable holding fee to reserve a property, the sum of which will be equivalent to one week’s rent.

Changes to the tenancy agreement - If you request changes to be made to the tenancy agreement that are agreed by the landlord there may be a charge of £50, or reasonable costs incurred if higher.

Late payment of rent- Interest will be charged at a maximum of the Bank of England’s base rate +3% if a rent payment is more than 14 days overdue for each day the payment is outstanding.

Lost keys / security device - Lost keys or equivalent security devices will be charged to the tenant who is responsible for covering the reasonable cost of their replacement.

Early surrender of the tenancy at the tenant’s request - Should a tenant need to surrender the tenancy early and the Landlord agrees to re-let the property, the liability for the payment of rent will end once a new tenant is found and takes up occupation. However, the tenant will still need to cover the Landlord's costs in surrendering the tenancy and re-letting the property.
