When renting a property, there are various costs that you will need to take into consideration when making an offer.
Below, we have outlined the applicable charges payable when renting a home from Chestertons:
- Tenant administration fee: £222 (inc. VAT) This is payable after your offer has been accepted and we have proceeded to draw up a tenancy agreement. - Reference fee for each Tenant or Guarantor: £42. This is payable when you have agreed to undergo the independent referencing process. References are carried out by an independent Third Party. - Renewal administration fee: £96 (inc. VAT). This is payable upon renewal, should you and your landlord mutually agree to renew the tenancy for a further term. - Inventory charges. In most lets, tenants will be responsible for paying for the inventory check out costs upon ending a tenancy. The cost is approximately £95 - £250 (Plus VAT) dependent on the size of the property. When budgeting prior to your home search, do not forget to also factor in your Tenancy Deposit, which is usually the equivalent of 6 weeks' rent. Tenants will also normally be responsible for paying for a professional clean at the end of the tenancy.

Permitted Charges in accordance with the Tenant Fee Act 2019
Under the terms of the Tenant Fee Act if you enter into an assured shorthold tenancy, payments which may apply will be as follows:
First month’s rent In advance
Tenancy Deposit 5 or 6 weeks depending upon the rental amount or a Deposit Replacement Insurance Product at a cost equal to 1 week’s rent where offered by the Landlord.
Holding Deposit Maximum one week’s rent

Default charge for late payment of rent Limited to interest charged at 3% above Bank of England base rate, when rent is more than 14 days late

A Non Housing Act Tenancy is formed when one of the following criteria is in place:

New Assured Shorthold Tenancy (AST)
The following charges are payable or potentially payable by a tenant:
Holding deposit - A maximum of one week's rent
Security deposit - Five weeks rent, rising to six weeks rent when the annual rent is in excess of £50,000
Rent and Utility bills - Payable as outlined in the Tenancy Agreement Unpaid rent - Interest at 3% above the Bank of England base rate, as outlined in the Tenancy Agreement
Lost Keys - Tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required
Amendments of Tenancy Agreement at Tenant's Request - A minimum of £50 per change which could increase depending on the level of work required to carry out the amendment
Early Surrender of the AST at Tenant's Request - Should a tenant need to surrender the tenancy early and the Landlord agrees to re-let the property, the liability for the payment of rent will end once a new tenant is found and takes up occupation. However, the tenant will still need to cover the Landlord's costs in surrendering the tenancy and re-letting the property
Non AST
For any individual tenant not renting a property under an Assured Shorthold Tenancy the following charges are also payable:
Tenancy Administration charge - £180 per tenancy
Reference charge - £60 per tenant or guarantor
Check-in charge - £144 per tenancy
Renewal charge - £144 per renewal
If a tenant decides to rent a property through us in the name of a business or company the tenancy administration and reference charge will be £480 for a new tenancy and £240 for every renewal.
