Rules for how fees will be charged for Assured Shorthold Tenancies (AST) are different to how fees will be charged for Non-Housing Act Tenancies (nha). All our fees and charges are shown including VAT.

Housing act tenancies (AST)

Holding deposit Equivalent of one weeks rent

Changing tenancy documents once signed £50, or any reasonable costs incurred if these are higher than £50

Deposit: Annual rent less than £50,000 Equivalent to five weeks' rent / annual rent £50,000 or more Equivalent to six weeks' rent

Change of sharer £50 for one reference and a new tenancy agreement, or any reasonable costs incurred if these are higher than £50

Early termination (at landlord’s discretion) All costs incurred by the landlord for allowing early termination including the agent's existing or re-letting fees

Stamp Duty Land Tax Payable on tenancies where the rent exceeds £125,000

Bank charges if you ask us to pay an overseas account we’ll charge £30 per payment

Late, unpaid, returned rent payments 3% above the base rate of Bank of England per annum, calculated daily

Lost keys Any cost for the replacement of keys, fobs, security devices or associated items

The Initial Money will be confirmed and must be paid by debit card or bank transfer. We do not have the facilities to accept cash.

Residential

Before the tenancy starts, the following is payable to the Agent:

1) The amount of 1 week's rent as a Holding Fee

2) A deposit equaling one month's rent

Professional / Student Sharers

Before the tenancy starts, the following is payable to the Agent:

1) The amount of 1 week's rent as a Holding Fee, for the property as a whole

2) A deposit totalling £200 per person (with a guarantor) or £300 (without a guarantor). This may vary depending on the property.

3) The landlord may request up to 5 week's worth of rent as a deposit

During the Tenancy

- Any change to tenancy agreement / terms - £50

- Missed Contractor Appointment (if arranged for tenant to attend) - cost of call out invoice

- Malicious Damage - cost of repair/replacement in full

- Fire Tampering - cost of repair/replacement in full

- Cleaning of Individual Rooms during tenancy (if required) - cost of invoice

- Any tenant requested items/works during tenancy, provided outside of the landlord's statutory requirements - cost of each item in full and cost of contractor invoice

- Any maintenance deemed the tenant's responsibility that the tenant does not want to complete themselves - cost of contractor invoice

- Loss of keys - £5 for standard keys / cost of invoice for master keys

Please be advised that if you sign a legal contract, you are responsible for the rent up until the end of that fixed term.

As well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments are:

During the tenancy (payable to the Agent)

- Rent

- Utilities and council tax

- Default fees such as:

Payment of interest for the late payment of rent at a rate of 3% above the Bank Of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent.

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

Payment of the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15.00 per hour (inclusive of VAT) for the time taken replacing lost key(s) or other security device(s).

Fees for changing a tenant or ending a tenancy early:

Variation of contract (tenants request) £50.00 (inc VAT) per agreed variation.

Change of sharer (tenants request) £50.00 (inc VAT) per replacement tenant or any reasonable costs incurred if higher.

Early termination (tenants request) Should the tenant wish to leave their contract early, they shall be liable for the landlords costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.
