Tenant Charges

These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits.

Tenant Fees for pre 1st June 2019 tenancies

Explanation of our tenant fees permitted under the Tenant Fees Act 2019 transitional provisions, where fees are written into existing tenancy agreements. These apply to all tenancy agreements granted or signed and executed before 31st May 2019, and can be charged up until 31st May 2020

Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Rightmove. For properties to rent in England and Wales, details of the agent\'s membership of any redress scheme and client money protection scheme must also be published with their fees on Rightmove. It is the agent\'s responsibility to ensure that all relevant information is provided to Rightmove and is up to date and accurate. If the relevant information does not appear here, the agent may have included it within the property description.

The following are permitted payments which we may request from you:

A) The rent
b) A refundable tenancy deposit (reserved for any damages or defaults on the part of the tenant) capped at no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above
c) A refundable holding deposit (to reserve a property) capped at no more than one week's rent
d) Payments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher
e) Payments associated with early termination of the tenancy, when requested by the tenant
f) Payments in respect of utilities, communication services, TV licence and council tax; and
g) A default fee for late payment of rent and replacement of a lost key/security device, where required under a tenancy agreement

One weeks rent is payable to reserve the property. Should the application be successful, this will be put towards your first month's rent.

Five weeks rent is payable as a security deposit, which subject to Term's and Conditions of the deposit will be refunded at the end of the tenancy.

During the tenancy -

A payment of £50 is payable if you want to change the Tenancy Agreement.

A payment of £50 is payable for rent which is paid late exceeding 14 days.

A payment of £50 is payable for the reasonably incurred costs of the loss of keys/security devices.

A payment of the Landlord's relet fee is payable should early release from the tenancy be granted alongside any rent owed. - Amount depends on property size. Landlord fee available on our website.
