Holding Deposit: One week’s rent. (This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50,000 per year): Five weeks’ rent. (This covers damages or defaults on the part of the tenant during the tenancy)

If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Change of Sharer £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. Early Termination: Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. Deposit: 5 weeks’ rent. This is worked out by multiplying the rent by 12, dividing that figure by 52 and then multiplying that figure by 5.
So for example if the rent was GBP1,000pcm
GBP1,000 multiply by 12 = GBP12,000
GBP12,000 divide by 52 = GBP230.77
GBP230.77 multiply by 5 = GBP1,153.85
So the deposit will be GBP1,153.85

During the tenancy (payable to the Agent)
As well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments
Payment of [up to GBP300 + VAT] if you want to change the tenancy agreement.
Payment of interest for the late payment of rent at a rate of 3% above the Bank of England’s base rate.
