Term
All first tenancies are a minimum term of 6 months.

Property deposits

Fees information / tenant charges
In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019. During the tenancy (payable to the Agent) For English properties: Payment of interest for the late payment of rent at a rate of 3% over the Bank of England Base Rate calculated from the date the payment was due up until the date payment is received. During the tenancy if permitted and applicable : Utilities: Gas, electricity, water and sewerage. Communications: Telephone and broadband, installation of cable/satellite. Housing benefits
We do not discriminate against Housing Benefit / Universal Credit tenants in any way however we expect rental payments to be made each month irrespective of whether you receive your benefits or not.
If any claims are paid to yourself, then you are responsible to meet the payment dates as set out in your tenancy agreement.
Your overall affordability must meet the criteria and rent rate.
A Homeowner guarantor will be required for any applicant who do not pass affordability criteria.
Pets
Whilst the landlords do not discriminate against pets, any pet must be declared upon application and is subject to authorisation on and case by case basis.
A decision will be made by the landlord, taking into account type of property and exterior space and occupancy numbers.
A pet guarantor document is required, and terms and conditions must be agreed and met.
These are provided at the start of the tenancy and can be viewed prior to signing the tenancy agreement.
If no pets at the beginning of the tenancy, and you would like to request to have a pet at the property, then this must be done in writing and written permission must be sought from the Landlord.
