Tenants Information

Fee's (Tenancies entered after 1st June 2019)

Before the tenancy commences the following payments are to be paid to the agent:

Holding Deposit - One week's rent This is not returnable if any relevant person withdraws from the tenancy, fails a Right to rent check or provides any false or misleading information.

Security Deposit: 5 weeks rent: Registered with the Deposit Protection Service

Once the tenancy has commenced the following payments are to be paid to the agent:

Change of tenancy agreement: £50.00

Late payment/interest charged: If the rent is late by more than 14 days, the landlord can charge thereafter interest at 3% above the Bank of England base rate and interest will be charged until the date full payment is received.

Loss of keys/fobs/security devices: Reasonable incurred costs for the loss of keys/fobs/security devices, No more than £50.00.

Early termination fees: If the tenant wishes to surrender the tenancy early, the tenant will be liable to pay the landlords relet fees and any remaining rent for the fixed term agreement or until a new replacement tenant is found, which ever is the earliest date.

Tenant Contents Insurance: It is the landlord’s responsibility to insure the buildings but it is the tenants responsibility to insure any personal possessions and contents.

Tenant Protection: We are a member of The Property Redress Scheme.

This is an independent service which provides impartial mediation and resolution, promoting transparency and trust for property complaints.

There are no tenant application fee's

As well as paying the rent, you may also be required to make the following permitted payments.

Permitted Payments
Before the tenancy starts (payable to Rockett Home Rentals ‘the Agent’)

Holding Deposit: 1 week’s rent
Security Deposit: 5 weeks’ rent
This ‘Holding deposit’ is non-refundable should you withdraw your offer or fail credit and reference checks.

Pets

Should the landlord accept a pet to be allowed at the property, the landlord may request a higher rent to be paid.

During the tenancy (payable to the Agent)

Payment of £50 if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% above the bank of England base rate.
Payment in the event of a default (e.g. Requesting a replacement for a lost key)
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable

Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Council Garden waste collection
Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Corporate let administration fees are £350 + VAT per property.

Commercial Leases are £450 + VAT per application.

We do not charge fees to supply references for our tenants.

Our administration fees cover the following:

Viewings.
Professional credit and reference checks
Full tenant assessment report
Pre-contract negotiations
Administration and preparation of the correct legal tenancy agreements
Lodging the deposit in an accredited deposit protection scheme
Professional letting inventory including full photographic inventory
Arranging the relevant safety checks (e.g. Gas Cert, pat)
Rent statements (managed, corporate clients only)
Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites. For properties to rent in England, details of the agent’s membership of any redress scheme and client money protection scheme must also be published with their fees. It is the agent’s responsibility to ensure that all relevant information is provided is up to date and accurate. If the relevant information does not appear here, the agent may have included it within the property description.

Permitted payments

For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents can only charge tenants (or anyone acting on the tenant's behalf) the following permitted payments:

- Holding deposits (a maximum of 1 week's rent);

- Deposits (a maximum deposit of 5 weeks' rent for annual rent below £50,000, or 6 weeks' rent for annual rental of £50,000 and above);

- Payments to change a tenancy agreement eg. Change of sharer (capped at £50 or, if higher, any reasonable costs);

- Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);

- Where required, utilities (electricity, gas or other fuel, water, sewerage), communication services (telephone, internet, cable/satellite television), TV licence;

- Council tax (payable to the billing authority);

- Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate);

- Reasonable costs for replacement of lost keys or other security devices;

- Contractual damages in the event of the tenant's default of a tenancy agreement; and

- Any other permitted payments under the Tenant Fees Act 2019 and regulations applicable at the relevant time.
