Holding Deposit: Equivalent to 1 week's rent - This is to reserve a property. Please Note: This will be retained if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Deposit: 5 weeks' rent to be registered with the dps

During the tenancy (payable to the Agent)

Payment of up to £50.00 if the tenant wishes to change the tenancy agreement

Payment of interest for the late payment of rent at a rate of 3%

Payment of up to £50.00 for the reasonably incurred costs for the loss of keys/security devices

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy which will also include the landlords reasonable costs for re letting the property which will not exceed the maximum amount of outstanding rent.

Pet Premium

On properties where the Landlord has indicated that Pets may be considered this will be on the basis that the monthly rent and deposit will both subject to an increase of 10%.

The asking rent does not include letting fees. Depending on your circumstances and the property you select, the following fees may apply:

For Assured Shorthold Tenancies:

In accordance with the Tenant Fees Act 2019 the following are permitted payments for AST tenancies:

• Rent*

• A capped Holding Deposit of one week’s rent

• A capped Tenancy Deposit of five week’s rent for rent less than £50,000 per annum

• A capped Tenancy Deposit of six week’s rent for rent above £50,000 per annum

• Payments in the event of a default

• Payment in the event of loss of keys

• Payment of £50 including VAT on a variation, assignment or novation of a tenancy

• Payment on early termination (surrender) of a tenancy

• Payment in respect of Council Tax, utilities (gas or other fuel, electricity, water or sewage) television license and communication services
