For properties in Wales, the Renting Homes (Fees etc.) (Wales) Act 2019 means that in addition to rent, contract holders can only be charged the following permitted payments:
* Where required, utilities (electricity, gas or other fuel, water, sewerage), communication services "telephone, internet, cable/satellite television), TV licence.
* Council tax (payable to the billing authority);
* Default charge for replacement of lost key/s or security device equivalent to cost incurred plus £18 (£15 plus vat) per hour taken to administrate the required replacements
* Default charge for damage to the property during or at end of occupancy will be in line with invoiced costs to remedy property to set original standard as per start of occupancy

* A breach of a term of the contract (where required under the occupancy contract);
* Any other permitted payments under the Renting Homes (Fees etc.) (Wales) Act and regulations applicable at the relevant time.

Letting Agency and Landlord Fees

Landlords:
We charge an upfront fee depending on service required, deducted from the first months rent. On fully managed properties the initial fee will never be more than 50% of the first months rent plus VAT. On find only properties the initial fee will be between 300 (including VAT) and 75% of the first months rent plus VAT. Our Monthly charges are between 42 (including VAT) for rent collection only up to 10% of the monthly rent (plus VAT) for fully managed properties. If an inventory is required in addition to our normal check-in report there is a charge of 60 (including VAT) Energy Performance Certificates (EPCs), Gas Safety Certificates and optional Electrical Reports are carried out by suitably qualified third parties. Their fees will be quoted to you prior to engagement.
