These really depend on your circumstances and requirements. The basic rules are as follows:

The first rent payment needs to be paid before you move into your property.

We ask that you provide either a deposit, Reposit, or a guarantor.

Reposit is a deposit replacement. It reduces the cost to the value of just one weeks rent, which is not refunded at the end of your tenancy. We can accept Reposit for all managed properties, and for most applicants.

A deposit is usually the value of one month's rent.

If you prefer to provide a guarantor, this must usually be someone who is a UK home owner.

Reserve property: One weeks rent can be paid in advance at any point to reserve the property. Reservation / agency fees are non refundable.

Holding Deposit (per tenancy): One Week's Rent.
This is to reserve a property.
Security Deposit (per tenancy): Equal to One Month's Rent
This covers damages or defaults on the part of the tenant during the tenancy.

During your tenancy:
Variation of Contract (Tenant's Request):
£50.00 per agreed variation
To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant's Request):
£50.00 per replacement tenant or any reasonable costs incurred if higher
To cover the costs associated with taking landlord's instructions, new tenant referencing and 'Right to Rent' checks, deposit registration as well as the preparation and execution of new legal documents.

Ending your tenancy early:
Early Termination (Tenant's Request): Variable
Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Other fees and charges:
Lost Keys or Security Devices: Variable
Tenants are liable to the actual cost of replacing any lost keys or other security devices. If the loss results in locks needing to be changed, the costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15.00 per hour (inc. VAT) for the time taken replacing lost keys or other security devices.

Unpaid Rent: 3% above the Bank of England Base Rate

To proceed to rent this property you will have to sign a Holding Deposit Agreement and pay a Holding Deposit of one weeks' rent, which will be used as part of the first rent payment upon signing the tenancy agreement. The Holding Deposit Agreement will give you details of the circumstances that could lead to your holding deposit becoming non-refundable, as per the terms of the Tenant Fees Act 2019.
