If your offer is accepted on a property to rent through us then we will require you to pay a reservation fee of 1 weeks rent which enables us to remove the property from the market, cancel any further viewings and start the referencing process. If you later decide not to sign the tenancy agreement or don't pass the referencing checks then the reservation fee is not refundable. The reservation fee would be refundable (less any costs incurred) if the landlord decides to withdraw. Hamptons Fees and Charges in England

Permitted charges in accordance with the Tenant Fee Act 2019 for assured shorthold tenancy:

Early Termination of Contract Should the tenant require to break contract before the end of the fixed term, upon acceptance of the landlord, the tenant shall be liable for the landlords set up costs which would be reasonably incurred by finding new tenants, along with the rent due on the property up until the day a new tenant moves in.
