Permitted payments and tenant protection information

Permitted payments by the tenant -

• Holding deposits - We would take a maximum of one weeks rent. After successful referencing this can then be deducted from the first months rent or refunded to the tenant.


• Deposits - The maximum deposit that can be taken is equivalent to 5 weeks rent.


• Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);


• Utilities, communication services (eg. Telephone, broadband), TV licence and council tax


• Reasonable costs for replacement of lost keys or other security devices damaged or lost by the tenant. For instances where a lock change is required due to tenant fault (damage/lost keys) the tenant will be responsible for arranging a locksmith to attend at their own expense and to deliver a new key to the agents office.


• Contractual damages in the event of the tenant's default of a tenancy agreement; and


• Any other permitted payments under the Tenant Fees Act 2019.
