The equivalent of one weeks rent. This is to reserve a property and can be offset against the first months’ rent or security deposit on move in. However, please be aware that this will be withheld if the applicant(s) or guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 14 days, or any extension thereof as agreed in writing by all parties.

Security deposits for Rents under £50,000 per year The equivalent of five (5) weeks’ Rent.

For Rents in excess of £50,001 per year The equivalent of six (6) weeks’ Rent.

Interest may be charged at 3% above the Bank of England Base Rate from the Rent Due Date until paid. (This will not be levied until the rent is more than 14 days in arrears).

Lost keys

Tenants are liable for the actual cost of replacing any lost keys or other electronic devices. If the loss results in locks needing to be replaced, the actual costs of a locksmith and any other reasonable related costs will be charged to the tenant or tenants.

Variation of contract/change of sharer at Tenant’s Request.

This will be charged at £50 inclusive of VAT per agreed variation, or any reasonable costs if higher.

Early termination at Tenant’s Request

Should the tenants wish to leave their contract early, they will be liable for the landlord’s costs in re-letting the property, as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Company lets

Where Companies take out a Tenancy Agreement for their Employees, our Application and Company Referencing Fees are £420 Inclusive of VAT.
