Relevant letting fees and tenant protection information

As well as paying the rent, you may also be required to make the following permitted payments.

Before the tenancy starts (payable to North West Homes 'The Agent')

Holding Deposit: Maximum of 1 weeks rent is payable to reserve the property. Once we have your

holding deposit, current legislation stipulates that the necessary paperwork should be completed

within 15 days or such longer period if agreed.

The holding deposit will be withheld if during that period you decide not to proceed with the

tenancy or if you fail the Right to Rent checks or provide us with false or misleading information or if

any relevant person including any guarantor(s) fail to sign their tenancy agreement (and / or Deed of

Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Should you be offered and you accept the tenancy agreement, then your holding deposit will be

credited to the first months rent/retainer and thereafter you will be required to pay certain fees for

any breach of that tenancy agreement in line with the Tenant Fees Act 2019.

Deposit: Maximum of 5 Weeks rent

During the tenancy (payable to the Agent)

Changes to the tenancy agreement: £50

Payment of interest for the late payment of rent at a rate of: 3%

Charge for the reasonably incurred costs for the loss of keys/security devices: Subject to price

quoted

Payment of any unpaid rent or other reasonable costs associated with your early termination of

the tenancy: If the landlord/agent agrees to a tenant leaving their contract early this is on condition

that the tenant continues to pay the rent in full up to the date a replacement tenant takes

occupation. The tenant will also be responsible for all the landlords associated costs including the

agents fees for reletting.

During the tenancy (payable to the provider) if permitted and applicable

- Utilities - gas, electricity, water

- Communications - telephone and broadband

- Installation of cable/satellite

- Subscription to cable/satellite supplier

- Television licence

- Council Tax

Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including

contractual damages.

North West Homes is a member of Client Money Protect which is a client money protection scheme, and a member of The Property Ombudsman which is a redress scheme.

Letting fees information

Below is a list of our current permitted payments.

Holding Deposit (per tenancy) One week's rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraws from the tenancy, fails a Right-to-Rent check, provides materially significant false or misleading information, or fails to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit for rent under £50,000 per year will be five weeks' rent.

Security Deposit for rent over £50,000 per year will be six weeks' rent.

Unpaid Rent. Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Device(s). Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

Variation of Contract (Tenant's Request) £50 (inc. VAT) per agreed variation.

Early Termination (Tenant's Request). Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.

Client Money Protection is provided by UKALA. Redress through The Property Ombudsman Scheme

The following are permitted payments which we may request from you:

A) The rent
b) A refundable tenancy deposit (reserved for any damages or defaults on the part of the tenant) capped at no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above
c) A refundable holding deposit (to reserve a property) capped at no more than one week's rent
d) Payments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher
e) Payments associated with early termination of the tenancy, when requested by the tenant
f) Payments in respect of utilities, communication services, TV licence and council tax; and
g) A default fee for late payment of rent and replacement of a lost key/security device, where required under a tenancy agreement

To apply for a property we carry out a full reference on every tenant over the age of 18 using a company called Legal For Landlords, the checks they carry out are: Identification Check showing you have the right to rent in the UK, Credit Check, Affordability Check and also a Landlord Check if you are currently renting.

Once the prospective tenant/s have passed their reference they will need to pay one weeks holding deposit of the agreed rent pcm and when the rest of the deposit is paid along with the first month's rent on the day you move in, this amount will be deducted from the final deposit payment and then the full deposit will be registered with the Deposit Protection Scheme..

There are no other fees to be paid by the tenant/s.

Permitted Charges

Late rental payments

A default fee of 3% above base rate will be charged for late payment of rent but only where the
rent payment has been outstanding for 14 days or more (from the date set
out in the tenancy agreement)

Loss of a key or security device giving access to the property
and requiring a replacement

A default fee of £50.00 (In some cases of some security fobs this could be as much as £100.00 due to the price of the device) will be charged for a lost key or equivalent security device.
Easthams & Co will provide evidence in writing to demonstrate that the costs they have incurred are
reasonable.

Changes to a tenancy

This could be making changes to the tenancy agreement to enable: • pets to be kept in the property • a change of sharer in a joint tenancy • a business to be run from the property • or any other amendment which alters the obligations of the agreement. A one off charge of £50.00 per alteration will be payable.

Early termination charge

If a landlord agrees to a tenant leaving their contract early this is on condition that the tenant continues to pay the rent in full up to the date a new tenant takes occupation. The tenant will also be responsible for all the landlords associated costs including agents re letting fees.
