Tenant Fees In line with the Tenant Fees Act 2019, as of 1st June 2019, we are not charging our Tenants any Administration fees or Inventory Schedule of Condition fees. 1. To reserve a property, potential Tenants are required to pay a Refundable Holding Deposit of the equivalent of One Week's Rent. If for any reason the tenancy does not complete, the refundable holding deposit will be refunded in full to the Tenant. 2. A Security Deposit with a maximum of 5 weeks rent will be required to be paid at the Commencement of a Tenancy in addition to a months Rent amount. 3. If a Tenant loses a key, the Tenant will be responsible for the cost of a new key, without any mark-up of the cost. 4. If a Tenant requests a change to the Tenancy and the Landlord consents, then the tenant will be responsible for 20.83 gbp plus Vat (25 gbp including Vat) towards the referencing fee and 20.83 gbp plus Vat (25 gbp including Vat) towards the revision of the Tenancy Agreement. The total amount the Tenant would be required to pay towards this service is 41.67 gbp plus Vat (50 gbp including Vat). Should the Tenant wish to leave their contract early, they shall be liable for the Landlords costs in re-letting the property as well as all Rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy. If agreed with the Tenant, this could be deducted from the deposit. If the amount exceeds the deposit amount, then the Tenant would still be liable. 5. A Late Rent Penalty fee of 3% (no Vat) above the Bank of England Base Rate could be charged to the Tenant if the Rent is 14 days Late or over.
