We take a look at the most expensive post codes in England and Wales. How much do these properties cost and what are they like?

After studying house sales over the past year we have shortlisted the top ten post codes where the largest house sale transactions took place. This data includes all full price, private sales that took place between June 2012 and June 2013. Let's take a look:

1. SW1X - average property £4.3m

Straight in at number one is undoubtedly the nation's most expensive post code. SW1X mostly includes parts of Brompton and Knightsbridge and Belgravia of Westminster, London. This is most likely a result of the recent availability of the brand new "One Hyde Park" building, which has sparked 8 incredibly high value purchases in the past year. The most expensive purchase being an apartment in this block selling for just under £30 million! Properties in Grosvenor Crescent also hold some of the most expensive sales in all of England and Wales.

2. W1K - average property £3.9m

England and Wales' second most expensive post code is W1K. It held 34 property sales which averaged out at £3.8 million each. The W1K district contains parts of Marylebone High Street and St James's in Westminster, London. It also contains the second most expensive property purchase in the past year at £27m for a terraced property in Upper Brook Street.

3. SW1A - average property £3.7m

This postal district also contains parts of St James's in Westminster, London and had 10 sales recorded in the past year. This postal district sold properties at precisely £3.7m on average, England and Wales' third highest property average. One sale in this area was recorded at £13.5 million for an apartment in Arlington Street. 

4. SW1W - average property £3m

Still with an average property price at £3 million and over we have another area of Westminster, London, made up of parts of Churchill, Knightsbridge and Belgravia. It includes the joint fourth most expensive of the country's house sales with a leasehold flat selling on Eaton Square for £25 million!

5. W8 - average property £2.3m

A sudden drop now to a still incredibly high average house price of £2.3 million we have our first most expensive postal district to lie outside of the Westminster local authority. The W8 post code lies in Kensington and Chelsea, London and mostly contains areas of Abingdon, Campden and Queen's Gate. The average was formed of almost 300 house sales making it a very impressive average indeed, one sale was the eighth most expensive in England and Wales; it was a detached house on Hillsleigh Road that sold for £22.6 million.

Now to briefly list the next top 5 most expensive post codes in England and Wales:

6. W1J - £2.1m

St James's in Westminster, London recorded 19 property sales averaging £2.1 million for a property.

7. SW7 - £2m

SW7 contains Brompton, Queen's Gate of Kensington and Chelsea, London and Knightsbridge and Belgravia in Westminster, London and recorded 315 property sales selling for an average of £2 million.

8. SW3 - £1.8m

SW3 also contains parts of Brompton, Cremorne and Royal Hospital in Kensington and Chelsea, London and recorded almost 400 property sales averaging £1.8m.

9. W1B - £1.6m

W1B contains parts of Marylebone High Street in Westminster, London and recorded 12 property sales in this sample year making the average sale £1.6 million.

10. W11 - £1.5m

W11 contains many areas including Colville, Norland, Pembridge in Kensington and Chelsea, London and recorded 333 property sales averaging £1.5 million each. This location contains one of the top 10 property sales which was a semi-detached house on Lansdowne Road which sold for £22 million.

So, not only are the most expensive property sales all in London (as you may have guessed) but the top ten areas for the whole of England and Wales are all either in Westminster or Kensington and Chelsea boroughs of London. Is that surprising to you?
