Referencing & Right to Rent Checks - You will be asked to complete an application before referencing can be undertaken and provide two forms of id. We may carry out checks against the credit file & public records of the individual, confirmation of full-time student status, an Anti-Money Laundering check, confirmation of employment & salary details, confirmation of previous tenancy details and right to rent checks. Results of checks are reported to your prospective Landlord to see if your application is acceptable. A Financial Guarantor is required and they will need to complete a Guarantor form. Requirements of a Guarantor: (1) Be a UK homeowner (2) Be over the age of 25 (3) Have a clear credit history (4) Confirmation of earnings equivalent to a minimum of 3 times the annual rent (5) Be able to provide proof of identification & proof of residence (6) Be willing to take on the obligations in the tenancy agreement provided to the tenant. We are required to carry out certain checks on the Guarantor, including; a Landlord check, credit file and public records check, confirmation of employment and salary details and accountant reference confirmation (self-employed). Security Deposit – Payable at the contract signing. 1 & 2 bedroom properties and family houses deposits are equal 1 months rent plus £100. HMO properties deposits equal to 1 months rent plus £50 per bedroom. There may be scenarios which require tenants to liaise with the agent on deposit amount if circumstance are not the conventional. Costs and fees the tenant will be liable for: Rent - Payable monthly in advance (unless agreed otherwise). Holding Deposit - Equivalent to 1 week’s rent (1 months rent / 4.35). Default Payments - If the Tenant breaches the Tenancy Agreement they will be liable to the Landlord for any losses the Landlord suffers including the cost of action for possession of the property as may be awarded by the court. Council Tax - Payable to the billing authority if the Tenant is liable. Utilities - Including water, sewerage, gas (or other heating fuel) & electricity. Payable in respect of the dwelling, and if required in the Tenancy Agreement. TV Licence - Payable if the contract holder is required to make a payment under the Tenancy Agreement. Communication Services - Payable to a provider of: Internet, cable or satellite TV, telephone services other than mobile if the Tenancy Agreement requires the payment. The following are payable to the amount of the actual cost which includes any contractors labour & material cost evidenced by invoice or receipt: Costs related to the changing, adding or removal of a lock giving access to the dwelling or requirement for a key or other security device which gives access to the dwelling to which the contract relates to be replaced. Agreed appointments arranged with the tenant for contractors to attend or to carry out work at the property whereby the tenant has refused entry or not been home to allow access and resulted in a charge to the landlord. The tenant will be liable for any losses incurred by the landlord where damage to the property is caused by neglect or wilful behaviour by the tenant. Fees incurred as a result of the Landlord/Agent arranging for someone to attend the tenant’s property or where the tenant has arranged the callout when the problem had been caused by the tenant.
