Lost Keys or other Security Devices:
Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord & any other persons requiring keys will be charged to the tenant, cost depending at the time needed.
Variation of Contract/addendum:

Early Release (only if agreed with the landlord):
If you need to leave the property prior to the expiry of the fixed term, you will have to pay the rent and all other outgoings until any new tenant is in occupation or until the expiration of any remaining tenancy period.
If you leave under these circumstances, you will be charged a re-arrangement fee that the landlord incurred at the commencement of the tenancy. This will be requested to be with us before we commence marketing. You will also be liable for full rental obligations until a new tenancy date is agreed and all other affiliated costs with the property until such point.
Your landlord withholds the right to agree an early release of tenancy in a fixed term or along with contractual fixed term obligations.
