On 1st June 2019 the Tenant Fees Act 2019 came into force, and from this date our permitted payments (inclusive of VAT) chargeable to tenants are as follows:
Holding deposit: A maximum of the equivalent of one weeks rent.
Deposit: A maximum of five weeks rent. Upon satisfactory conclusion of referencing your Holding Deposit will be allocated to this, leaving a further four weeks payable.
Unpaid rent: Chargeable when arrears reach 14 days, and calculated at 3% above the Bank of England base rate.
Lost keys or security device: Tenants can still be charged to cover the cost of replacing a lost key or security device (e.g. Electronic device for opening gates/garage doors). If additional costs are incurred to cover the time taken to replace the keys these may be charged at £15.00 per hour.
Variation of contract: If the tenant requests a variation to the contract a charge of £50.00 per agreed variation will be payable. All changes are subject to landlord approval.
Early termination of tenancy: If a tenant requests to terminate their tenancy early then they are responsible for meeting the landlords reasonable costs in permitting the tenant to leave early, and the re-letting of the property. Tenants will remain responsible for rent and other payments under their tenancy agreement whilst it remains in force.
Change of sharer: If a tenant requests a change of sharer on a joint tenancy they will be charged £50.00 for each change of sharer.
Utilities: Tenants remain responsible for the payment of utility bills (gas, water, electric), communication service (broadband, TV, telephone) as well as council tax.
