Early termination: When requested by the tenant: This charge is to cover the financial loss experienced by the landlord between lets or up to the end of the end of the contractual period, a charge not exceeding that amount.
Payments in lieu of default:
default charge for late payment of rent: Limited to interest charged at 3% above Bank of England base rate, when rent is more than 14 days late.
Lost keys or other security devices: Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s) plus the agent’s costs in obtaining any necessary permissions, sourcing providers and travel costs which will be charged at £10.00 (inc. VAT).
If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other person/s requiring keys will be charged to the tenant.
Utilities, communication services, TV licence & council tax: Subject to the contract if it is required under a tenancy agreement and made in respect of the dwelling. Any initial Monies will be confirmed and must be paid by bank transfer or cleared funds.
Missed appointments: - £25 (inclusive of VAT) such as but not limited to a landlord/agent arranging with a tenant for a contractor to carry out remedial work at the property and a tenant subsequently refusing entry, or not being home to allow entry, resulting in charges to the landlord.
Avoidable or purposeful damage to property: Damage to a property or its contents caused by neglect, careless or wilfull behavior by the tenant or visitors to the tenant (equivalent to cost incurred to remedy).
